South Brook vs Westmoore Landing: What We Know About Decatur's and Mooresville's New Walkable Neighborhoods
South Brook and Westmoore Landing are two new walkable, mixed-use neighborhoods from the same Nashville developer, Land Innovations. South Brook is about 90 acres on the old Decatur Country Club property in Decatur, AL, with five home types and four approved builders, and lots can already be reserved. Westmoore Landing is a much bigger project in Mooresville, about 400 acres and roughly 3,000 homes, near I-65. No builders or home styles have been announced for it yet. Neither has official pricing yet.
Decatur hasn't had anything like this before, so I wanted to lay out what's actually been shared, what I've picked up from talking with builders, and what I'm still watching. Anything I mark as my estimate is my estimate, not something the developer has announced.
Same Developer, Two Very Different Projects

Both neighborhoods are being developed by Land Innovations out of Nashville, Tennessee. They share a design idea: walkable streets, green space, parks, and places to gather, with some retail and commercial mixed in. The big differences right now are size and how much information is out. South Brook has builders, home types, and lot reservations. Westmoore Landing is still mostly a plan on a map.
Where South Brook Is: The Old Decatur Country Club

South Brook is going on the old Decatur Country Club property, off 6th Avenue near Highway 67 in Decatur. It's about 90 acres, give or take. The plan mixes residential with some retail and commercial space, walking trails, pools, and community services.
The project is a partnership between Land Innovations and the Cook family, the family behind Cook's Pest Control, which has been a major part of the Decatur community for years. Their property company has owned the old country club land for the last several years and is helping get South Brook off the ground.

The Five Home Types Planned at South Brook

South Brook is planned with several kinds of homes in one neighborhood:
Single-family rear-entry homes. The garage is in the back, off an alley. These sit on the larger lots, but "larger" here means about a fifth of an acre.
Townhomes. These are expected to be some of the first homes built.
Cottages. Smaller, patio-home style houses.
Duplexes.
Manor houses. These are apartment-style buildings with several residences under one roof.
The architecture draws from Decatur's historic districts: Albany, Old Town, and historic downtown. If you've walked those streets, you'll recognize the feel they're going for.

What Will Homes at South Brook Cost?

No official pricing has been announced. From conversations with a couple of the builders, my impression is that the single-family homes will likely run in the 2,500 to 3,000 square foot range, possibly somewhere in the $750,000 to $1 million range, and maybe less. The townhomes look like the lower entry point, possibly around $350,000 to $400,000.
To be clear, those are my estimates, not numbers from Land Innovations or the builders. Wait for official pricing before you plan around them.
Reserving a Lot: The Four Approved Builders

You can reserve a lot at South Brook now, with one catch. You have to build with one of the four approved builders, using their floor plans for the neighborhood. You can't buy a lot and bring your own builder.
The four builders are Bryan (a Huntsville-based builder), DH Morris Homes, a well-known Decatur builder that's helping build out Legacy Cove near Point Mallard and also built Old River Bend behind Priceville, and two Nashville companies, Rockford Realty and Construction and Storyline Homes.
Westmoore Landing: A Bigger Project in Mooresville

Westmoore Landing is going in near Mooresville, up I-65 from Decatur. It's a much larger project, about 400 acres and somewhere around 3,000 homes. No builders and no home styles have been announced.
My guess is that many of the South Brook builders will show up here too, with a similar mix of rear-entry single-family homes, townhomes, cottages, duplexes, and manor homes, possibly under different names. Like South Brook, it's designed to be walkable, with green space, parks, gathering spots, and some retail and commercial.
Who Will These Neighborhoods Attract?

When South Brook was announced, my first thought was that this is exactly what Decatur needs. We don't have anything close to it. Huntsville and Madison have Village of Providence and a few similar places, but not much like this.
The Mooresville announcement made me pause. If you work in Huntsville or Madison, living in Mooresville means you skip the Highway 20 stretch and the river bridge into Decatur, and that drive can be a real factor. So some buyers who might have chosen Decatur could land in Mooresville instead.

Still, Land Innovations does this for a living. If they believe the area can support both neighborhoods, I'll take them at their word until I see otherwise.
Mooresville Doesn't Have a Grocery Store Nearby (Yet)

Right now, there isn't much commercial or retail development around the Westmoore Landing site. There are no restaurants or grocery stores close by. Athens and Buc-ee's are about 10 to 15 minutes away, and the Publix in Priceville is probably your closest grocery store. I expect that area to grow quickly over the next couple of years because of Westmoore Landing, and new construction is already going up nearby, including an elementary school off Swancott Road.
My Honest Concern: Decatur's Price Point

If the early estimates hold, South Brook will be priced well above most of what sells in Decatur today. Even the townhomes, at around $350,000 to $400,000, would be a higher starting point for this market. How quickly that fills up is a fair question. I can see a lot of downsizers wanting to move into South Brook, and then the question becomes whether enough new people are moving to Decatur to fill the homes they leave behind. It's a domino effect I'll be watching.
Why I'm Still Optimistic

Decatur has new construction neighborhoods, but none with South Brook's amenities, its layout, or its focus on community and historic-style architecture. I think it's a much-needed kind of development for Decatur, and I hope it's a big success. Land Innovations is putting a lot of money into both projects, and I doubt they'd build them this close together unless they believed both would work.
When Could Building Start?

Nothing official has been announced. My best guess is that homes at South Brook start going up in spring to early summer of 2027, with the first ones finished around the end of 2027. If you're interested in one of the cottages or single-family homes, you can talk to a builder now about which lot you might want.
