What $420,000 Buys in Decatur, AL: A 3,000 Sq Ft Home Walkthrough

Quick answer: In Decatur, Alabama, $420,000 buys you about a 3,000-square-foot two-story home built in the mid-1990s, at roughly $140 per square foot. Based on the last 12 months of two-story sales, well-priced homes in the $400K–$450K range sold in about 25 days. Stretching past $500,000 mostly buys a newer house built around 2014, not a much bigger one.

If you're house hunting in Decatur, you've probably noticed that the price tags don't always line up with what you're getting. So I did two things. I pulled every two-story home in Decatur between roughly 2,400 and 3,600 square feet that sold from last October through this September. That's about 30 sales. Then I walked through my new listing at 1906 Colony Way, which sits right in the middle of that range, so you can see what the numbers look like in real life.

What $420,000 Buys in Decatur Right Now

Homes that sold between $400,000 and $450,000 had a median size of about 3,000 square feet, were built around 1994, and sold for around $140 per square foot. The median time on market was about 25 days. In other words, when a house in this range is priced right, it doesn't sit long.

Drop to $350,000 and under and the picture changes. The typical home was about 2,600 square feet, built around 1990, at about $115 per square foot, and those took a lot longer to sell, with a median of over 100 days.

Is It Worth Stretching to $500,000?

Over $500,000, the median home was about 3,200 square feet, built around 2014, at about $187 per square foot. Going from the four hundreds to the five hundreds only bought you about 200 more square feet. What you're really paying for is age: a house that's about 20 years newer.

Neither choice is wrong. Some buyers would rather have newer systems and finishes and less upkeep. Others want the space and are fine updating over time. It just helps to know what you're actually deciding between before you start touring.

Inside 1906 Colony Way

This is my listing, so I'll tell you up front what I like about it and what I'd want to know if I were the one buying it. It's about 3,000 square feet with four bedrooms and three baths, built in 1995 on about a third of an acre, listed at $420,000. That's about $140 a square foot, right in line with what similar homes in Decatur have been selling for.

Front Rooms That Work as Flex Space

Just inside the front door is a carpeted living room with fresh paint, crown molding, and a ceiling fan. It's set up as a sitting room now, but it would work just as well as a home office or craft room. Across the entry is a formal dining room with hardwood floors. Not many people use a formal dining room anymore, so this could easily be a second office or flex space. There's also a half bath off the front hall.

Main Living Room and Built-Ins

The main living room has hardwood floors, a gas fireplace, and built-in bookshelves on both sides, plus a built-in desk. If you homeschool, work from home, or just need a spot to pay bills and do homework, that desk earns its keep. Lots of windows bring in natural light.

The Kitchen

The kitchen is the part that stands out most. It's big, bigger than you usually see in homes from this era, with a lot of countertop space, dark wood cabinets, a double sink, tile floors, and a small pantry. The breakfast area looks out over the backyard.

Three-Car Garage and a Built-In Storm Shelter

Two things here you don't see often in this neighborhood. First, a three-car garage: a standard two-car bay plus a separate smaller bay that's great for tools, lawn equipment, or a golf cart. Second, a tornado shelter built into the garage floor. A lot of people moving here from up north ask me about tornadoes, and having a shelter on site is real peace of mind.

Upstairs: Four Bedrooms and the Laundry Room

All four bedrooms are upstairs, along with two full baths. The bedrooms are good-sized, every one has a ceiling fan, and three of the four have walk-in closets. The fourth still has a good-sized standard closet.

Here's my favorite detail: the laundry room is upstairs too. When bedrooms are upstairs and laundry is downstairs, you spend a lot of time hauling baskets up and down the steps. Here, the laundry sits right where the clothes are. It just makes sense.

Primary Suite and a Newly Remodeled Bath

The primary bedroom is a big room with a sitting area that could be an office, a workout corner, or a reading spot. It even has a counter with a bar sink, which is a little unusual. I'll let you decide what to do with that.

The hallway and bedrooms were freshly painted in a neutral color within the last few months, so you can move in without picking up a roller. In the primary bath, the floor, tub, and shower were all newly tiled right before the home went on the market. You also get a double vanity, a walk-in closet with a bit of attic storage, and a private toilet room.

Backyard and Lot

Out back there's a concrete patio with room for a grill and a table, a good-sized yard with some shade, and a spot already set aside for a garden. The lot is about a third of an acre.

Where This Home Sits in Decatur

The location is convenient. Chestnut Grove Elementary is about half a mile away. The Beltline is close by, and the Decatur Mall, Chick-fil-A, Home Depot, Publix, and Lowe's are all within about five minutes. Danville Road takes you south toward Hartselle, which makes it easy to get to Smith Lake. Huntsville is roughly 30 to 35 minutes away, depending on bridge traffic.

What the Pricing Data Means for Buyers and Sellers

Of those 30 sales, 13 sold in 30 days or less, and their median sale price was right at 100% of the original list price. Homes that sat more than 90 days sold for about 85% of where the sellers started. On a $420,000 house, that's more than a $60,000 difference.

Some of those slower homes may have had issues. But honestly, a lot of them just started too high, and the market let them know.

If you're buying, days on market is your leverage. A house that's been sitting around six months usually has some room to negotiate. A house that just came on and is priced right probably doesn't, and it may be gone in the first week.

If you're selling, that's the whole case for getting the price right the first time. Chasing the market down cost those sellers more than starting in the right place would have.
